MTS & Cool Repair — Live-Site Commercial Refit Across Two Industrial Units

The project
In 2024, RCS Maintenance Group was appointed by MTS & Cool Repair to deliver a comprehensive commercial refit across two industrial units at Marlborough Court on Bennerley Road, within Blenheim Industrial Estate in Bulwell, Nottingham. The central challenge was to complete major electrical, building and workplace improvements while the business remained operational and continued trading.
The eight-month programme brought multiple specialist workstreams under one accountable delivery team, with the work carefully phased around the client’s operational requirements.
The brief
The client needed both units refurbished and rewired to support its present operations and future electrical demand. The project also had to improve power resilience, strengthen asset security, increase usable floor space and create a professional office environment for the team.

Delivering within a live business
Working within an active trading environment required more than technical capability. The programme had to be sequenced so that access, electrical changeovers and building works could progress while minimising disruption to the people and processes already operating across the two units.
RCS coordinated the electrical, building, security and data elements as one project. This gave the client a clear communication route and allowed each stage to be planned around the next, rather than leaving separate contractors to manage the interfaces between trades.
Electrical infrastructure and resilience
The electrical scope included the rewiring of both units and upgrades to the mains wiring so the infrastructure could manage the demands of the business. A UPS arrangement was incorporated to provide suitable resilience for critical requirements serving the two units.
The installation also included the data infrastructure required for the new office environment, bringing power, connectivity and the wider fit-out together within the same coordinated programme.
Security, fire protection and building works
A specialist alarm system was installed to provide additional protection for the client’s assets. The building work included a new mezzanine floor, together with associated improvements to existing areas for fire protection and safety.
RCS also created the new office working environment and kitchen facilities, transforming the units into spaces that better supported both industrial operations and the client’s staff.
The outcome
Over eight months, RCS delivered a £325,000 multi-discipline refurbishment while the business remained trading. The completed project gave the client upgraded electrical capacity, improved power resilience, enhanced asset security, additional usable floor space and a modern office, kitchen and data environment.
The works also supported the client’s wider preparation of the premises for sale. The property was subsequently sold. This project demonstrates RCS’s ability to manage substantial commercial work across electrical, building, safety, security and workplace systems—while retaining the direct communication and practical accountability of an owner-led contractor.
